01 站在发展主轴与景观通廊的十字路口 
Standing at the crossroads of development axis and landscape corridor
 

该项目是溧阳银江置业有限公司在开发燕山新区住宅项目的同时,在政府要求下配建的城市地标性质的国际五星级酒店与商业配套建筑。
This project is an international five-star hotel and commercial supporting building under the requirements of building a landmark by local government, as the condition of developing the neighbouring residential project. 
 

塔楼的位置位于整个项目用地的东南角、城市功能发展主轴和景观视线通廊的交叉口。项目建成即为溧阳市的第一高楼。
The tower is located at the southeast corner of the whole project site, at the intersection of the main axis of urban functional development and the landscape corridor. This building will be the highest architecture in Liyang city after completion.
 

02采用板楼形式最大化贴合城市转角 
Adopting slab-type building to fit the site at city corner
 
通常我们看到的超高层常采用的是塔楼的布置形式,核心筒在中央。但是这种形式排布的客房数量有限,再加上建筑高度的限制,客房面积总量很难做足。所以从平面效率上看,板楼这种用走廊连接两侧客房的形式最为高效。同时,酒店的平面轮廓沿着用地边界排布成三段折线,往上拉升形成建筑体量,贴合城市转角。
Usually we see tower layout in high-rises with the core tube in the center. However, this form will limit the number of guest rooms, coupled with the limitation of building height, it’s difficult to fulfill the total area demand of guest rooms. Therefore, slab-type building with a corridor connecting rooms on both sides is the most efficient way. At the same time, the plan contour is arranged into three broken lines along the boundary of the site, which is pulled up and forms the building volume to fit the city corner.
 

03 打造视觉上的双子高塔

板式建筑连续的展开面将削弱塔楼高耸的形象。哪怕做到150米高,看上去也显得臃肿。为了避免超高层矮胖的视觉形象,强调地标建筑的上升感和天际线轮廓,我们将建筑形体通过轻微的错动在视觉上一分为二,形成双塔的建筑观感。
The horizontal continuous façade of slab-type building will weaken the towering image. Even if it’s 150m high, it looks bloated. In order to avoid this, and emphasize the rising sense and skyline of the landmark, we slight dislocate the building volume, visually divide the building into two towers.
 

同时,在建筑主体之上加设塔冠,两部分一高一低增强垂直方向的层次,并同时形成内高外低的斜切轮廓,强化中央的高耸感和上升的动态气势。
In the meantime, two tower crowns are added on the main body of the building, one high and one low to enhance the vertical level, forming an oblique outline with higher central part to strengthen the rising dynamic momentum.
 

整个主塔底部也被设计成了斜切的造型与塔冠相呼应,形成整体统一的效果。
The bottom of the main tower is also designed as an oblique shape, echoing with the tower crown to form a unified effect.
 

 成本严控下的优雅体验 
Elegant Experience Under Strict Cost Control
 
万豪酒店的设计标准比普通的酒店设计要高,而成本控制却是贯穿始终需要考虑斟酌的事。尤其是从方案到最终施工落地的过程中,如何在一步一步对成本的严控下还能维持设计的完成度和舒适的空间体验,对设计团队来说是一项巨大的挑战。
The design standard of Marriott Hotel is relatively high, but cost control is a matter that needs to be considered throughout. How to maintain the design completeness and comfortable spacial experience under the strict cost control step by step in the process from the scheme to the final construction landing is a huge challenge for the design team.
 

01 高效的空间组织 
Efficient spatial organization
 
酒店设计上的一大难点在于如何将众多的公共配套集约地设置在有限的裙房区域,在这方面我们主要采取了几个措施:一是在保证空间品质和体验的前提下,从客房到公区的配置都尽量按万豪酒店设计标准的较低值来考虑;二是利用有限的场地条件尽可能的将几个大的功能区块和主要流线区分开;三是综合处理酒店宴会厅、商业裙房和酒店公区的内部空间关系,让他们互不交叉但能进行便捷的联系。
One of the major difficulties in hotel design is how to intensively set up a large number of public supporting functions in the limited podium area. In this regard, we mainly take following measures: First, under the condition of ensuring the spatial quality and experience, the configuration of guest room and public area could be considered according to the lower value of Marriott design standard. Second, the limited site conditions are fully used to separate large functional blocks and main flows as far as possible. Third, internal spatial relationship of hotel banquet hall, commercial podium and public area are managed comprehensively, making them independent but with convenient connection.

02 立面上“看不见”的大招

在建造过程中,出于成本控制的考虑,原本设计方案中的立面幕墙体系不得已改成了单方建造成本便宜大概300元的窗墙体系,为项目工程节省了近1000万元的建造成本。
For the consideration of cost control, the curtain wall in the original design scheme had to be changed into a window wall system in the construction process. The window wall has a 300 yuan lower cost per square meter, saving almost 10 million yuan of construction cost for this project.
 
这两种体系最大的区别在于外立面平整度的差异,窗墙体系的层间梁位会凸出于玻璃平面形成明显的横向线条。于是我们根据主塔玻璃在正常日光条件下反射形成的整体立面颜色,来选择确定各层梁位上的外包铝板颜色。
The biggest difference between the two systems lies in the flatness of the façade. The interlayer beams of the window wall system will protrude out of the glass plan and form obvious horizontal lines. Therefore, according to the overall facade color formed by the reflection of the main tower glass under normal sunlight conditions, we select and determine the color of the outer aluminum plate on the beam position of each layer.


将塔冠与主塔统一成一个视觉整体
Unifying the tower crown and the main tower into a visual whole

增加的30米塔冠内部是空的,如果不加区别采用和主塔一样的玻璃就会看到明显脱节。所以我们要做的就是让塔冠、主塔玻璃和各层梁位的铝板整体统一成一个视觉平面。于是塔楼玻璃采用不同于主塔反射率的玻璃,让他们看上去是一个整体。
The inner part of the added 30 meter tower crown is empty. If we use the same glass as the main tower, we will see obvious disconnection. What we need to do is to unify the crown of the tower, the glass of the main tower and the aluminum plates of the beams on each floor into a visual plan. So the glass we use for the crown is different from that of the main tower, making them look like a whole.
 

 
 植入婚庆主题缓解运营压力 
Implanting Wedding Theme to Relieve Operation Pressure
 
对于溧阳市来说,万豪酒店的建筑体量巨大,怎样维持运营下去也是一个难题。甲方提出希望植入婚庆主题,建造一个可以同时容纳千人的大型宴会厅,成为溧阳之最。于是在设计前期,我们就将这个需要独立出入口和交通的大型公共空间进行综合考虑,在裙房配置预设好婚庆主题商业的空间余量,助力其成为溧阳市第一家拥有千人宴会厅的婚庆综合体。
For Liyang City, the building volume of Marriott Hotel is huge, how to maintain the operation is also a problem. The client hopes to implant wedding theme and build a large banquet hall that can accommodate thousands of people at the same time, making it the biggest one in Liyang. So in the early stage of the design, we comprehensively considered this large public space which needs independent entrance and traffic, and preset the space margin of wedding theme business in the podium, so as to help it become the first wedding complex with a banquet hall for 1000 people in Liyang City.
 

溧阳万豪酒店的落成,让其成为溧阳当下最高的超高层建筑,也填补了此前溧阳没有一家国际五星级酒店的空白。该项目的设计全过程也为如何在严格的成本控制下实现高还原度的城市地标提供了一份令人欣慰的答卷。
The completion of Liyang Marriott Hotel has made it the highest super high-rise building in Liyang, and also filled the gap that Liyang had no international five-star hotel before. The whole design process of the project also provides a gratifying answer for how to achieve high completeness of urban landmarks under strict cost control.
 

在预算充足,可以用好材料的前提下做出好的设计并不难,难在造价低、设计要费尽心思去达到高品质的效果。这时候才更彰显出设计的力量。
It is not difficult to make a good design on the premise of sufficient budget and good materials. The difficulty lies in the contradiction of low cost and high quality of design. In this case, the power of design is emerging.
